Khome's innovative co-investment model aims to help buyers access real estate

Khome, a subsidiary of the Crédit Agricole Group, is introducing a novel solution aimed at tackling financial barriers for individuals seeking to purchase property. The initiative, called Apport+, offers a co-investment model designed to help those who might otherwise struggle to cover the entire cost of a property.

A new way to finance real estate purchases

The Apport+ model allows property buyers to secure a home without having to pay the full purchase price upfront. Through this program, Crédit Agricole’s regional Caisses partner with a real estate investment company to acquire a portion of the property directly from the notary. The buyer then benefits from full use of the property, while only paying 90% of the value. Khome’s founder, Benjamin Vergnhes, explains, "This innovative financial approach eliminates the need for financial flows for up to ten years. The real estate company takes 15% of the property upon sale or the buyer can choose to repurchase the share."

Targeting affluent clients and investors

Launched in 2023, Apport+ was initially tested with the Alpes Provence regional Caisses, with results showing promise. The service primarily targets affluent clients and investors, helping them access financing without the risk of over-indebtedness. "Our goal is to address the specific financial needs of clients, regardless of the property value," says Vergnhes. "This is especially beneficial for high-net-worth individuals or investors looking for flexible financing options."

Several regional Caisses across France have since adopted Apport+, customizing the model to suit the needs of their local markets.

Beyond real estate financing: Khome’s comprehensive risk management tool

In addition to Apport+, Khome has developed its own risk management platform, Khome Insight. This tool combines real estate data with artificial intelligence to assess property risks, including factors like climate change, socio-economic developments, and the physical condition of buildings. By offering this software, Khome aims to assist banks in navigating regulatory requirements and helping clients make informed decisions in their real estate investments.

As Khome continues to refine its offerings, it is positioning itself as a key player in revolutionizing the way the banking industry approaches real estate financing and risk management, with a strong emphasis on sustainability and risk mitigation.
